Commitment Statement

The Compliance Committee is a voluntary committee within Wellington Station/Ethan’s Glen Home Owners Association.  The commitment of the committee is to safeguard the integrity of the community by ensuring that all members are held to the same established standards thereby maintaining property values and the overall appearance of the community.

Committee Goals

  • Assist the Board of Directors in maintaining Homeowner/Resident compliance with Association Governing Documents, City of Ocala Community Codes, Florida Statutes, and Federal Regulations regarding our community.
  • Establish clearly understood guidelines to assist Homeowners/Residents in remaining in compliance with the stated Architectural Guidelines.
  • Create and maintain procedures for documentation of non-compliance, notification of Homeowners / Residents in following the process of compliance until resolution.
  • All actions taken by the Compliance Committee will be documented, reported to the Board of Directors, and maintained in the Tracking System.

Procedure for Handling Compliance Issues

Step 1 – Members of the Compliance Committee, including two (2) Directors, will periodically walk through the community and note non-compliance with maintenance requirements. Three (3) committee members will sign the initial compliance request, and the Secretary will mail it 1st class to the homeowner.  If action is not taken by the Homeowner within fourteen (14) days, the Compliance Committee will then review the issue(s) and may proceed to the 2nd non-compliance notice. It is the Homeowner’s responsibility to inform the Committee of compliance. The Tracking System and the Board of Directors will be updated.

Step 2 – The Second Non-compliance Notice will be sent to the Homeowner via 1st Class and Certified, Return Receipt mail, requesting satisfactory resolution within twenty-one (21) days. The Homeowner will be notified that a fine of $100.00 per item cited, per month, may be assessed on their property until satisfactory resolution. It is the Homeowner’s responsibility to inform the Committee of compliance. The Tracking System and the Board of Directors will be updated.

Step 3 – If not resolved after twenty-one (21) days of receipt of the Second Non-Compliance Notice, the Third Non-compliance Notification in the form of a letter from the President of the Board of Directors will be sent to the Homeowner by 1st Class and Certified, Return Receipt mail. The Tracking System will be updated. The letter will advise the Homeowner that a fine of $100.00 per month, per item, beginning with the date of the initial notice,  is being placed upon their property until satisfactory resolution. Non-compliance to the third notification within twenty-one (21) days of receipt of the letter will then be forwarded to the Board of Directors for further action. It is the Homeowner’s responsibility to inform the Committee of compliance. The Tracking System and the Board of Directors will be updated.
